Tri-level home, newly remodeled, approximately 2,400 square feet with
4/5 bedrooms, 3 full bathrooms and a game room with an air hockey table.
Comfortably sleeps 11 people. All bedrooms have premium bedding (600
thread count sheets) and a fully stocked kitchen including a service for 16
people. View of Lake Tahoe and Tahoe Pines while centrally located on the
south shore 1/2 mile from Heavenly Ski Resort (Stagecoach and Boulder
Lodges). Each level of the home has a deck with tempered glass for
optimum viewing. Community pool and jacuzzi (pool closed during winter
months) within walking distance of home and summer beach pass
available.

Check-In Time is 3:00 P.M. / Check-Out Time is 11:00 A.M.
Holiday: Absolutely no early check-ins or late check-outs around holidays and no daily maid service will be available.
Maintenance: Please notify us within 24 hours of any maintenance items that arise during your stay.
Confirmed Guests: Your reservation is subject to immediate cancellation or additional charges if the guest occupancy exceeds
the total agreed upon in this contract.
Paper Products: We supply a starter kit of paper products (Palmolive, Dishwashing Powder, Garbage Bags, Paper Towels, Toilet
Paper), when these are depleted you will be responsible for purchasing an additional supply if needed.
Kitchen: The kitchen is supplied with pots, pans, microwave, 2 coffee makers, toaster, propane grill (on deck) and service for 16
guests. Spices and condiments will not be provided. Please do not leave ANY food/trash outside of the house at any time. Please
discard any trash in the covered dumpster next to parking area. If you use the propane grill, please clean it after use. Do not leave
any trash, food or personal items in the refrigerator, cabinets or property once you have checked out.
Property Damage and Missing Items: The property is subject to inventory prior to arrival and after guest departure. Guests
will be responsible for any broken or missing items detected after guest departure. You will be notified and those charges will be
charged to the credit card on file. In addition, sleeping on the living room sofa (main level) is not permitted. If something is damaged
upon arrival please call (916) 730-1551 immediately.
Parking: Limit of (4) vehicles are permitted at the vacation home. Residential areas prohibit on street parking during snow removal
conditions.
Shipping: Please supply us with a FedEx or UPS account number to return personal items left in the property.
Lost or Stolen Items: We are not responsible for any personal items.
Non-Smoking Property: This is a non-smoking property. If there is any evidence of smoking inside the property, you may be
responsible for additional expenses for the cleaning of the property (i.e. upholstery, drapes, carpeting). NO exceptions.
Compensation: We will not compensate guests for acts of God (i.e. road closures, mud slides, snow storms, ski resort closures,
power outages, cable outages and other instances beyond our control).
Keys to Property: Keys will be mailed to you via overnight mail 3 days prior to your stay. There will be a $20 charge to replace
lost keys and an additional charge (to be determined) if a locksmith needs to be called to the property.
Parties: Of any form (Bachelor, Bachelorette, Graduation, Sorority, Frat, etc.) are not permitted; no exceptions and you will
automatically lose your security deposit. Please be considerate of your neighbors and keep the noise level to a minimum during late
evening hours.
Pets: Pets are not permitted. If there is any evidence of pets inside the property you may be responsible for additional expenses for
the cleaning of the property (i.e. upholstery, carpeting).
Weddings: Absolutely no weddings will be approved without a wedding planner. If approval is not obtained for a wedding, you will
automatically lose your security deposit.
Telephones: The property has a long distance and collect call phone block. There is no answering machine or voicemail. Any long
distance calls that you make, that appear on an owner’s bill, will be charged to your credit card on file. The telephone number is
(775) 588-6267 and there is no charge for incoming calls.
Rental Charges: Are due in full 15 days prior to arrival. All reservations require a security deposit. 50% of the rental fee
(including cleaning fees and taxes) are due 30 days prior to arrival and the remaining 50% is due 15 days prior to arrival, unless
otherwise agreed upon by both parties.
Confirmed Reservations: Your reservation is deemed confirmed after we receive the signed confirmation and payment.
Your reservation is not confirmed until we receive your signature, which must be faxed back within 48 hours.
Cancellation Policy: You may cancel this reservation without penalty, within 5 days of the original date of booking. Thereafter,
it is assumed that you have read, understood, and accepted the terms and conditions herein. In the event you must cancel this
reservation, you must notify us in writing or by facsimile. In the event of a reservation cancellation more than 45 days prior to
arrival, we reserve the right to retain one night’s rate as a cancellation fee; 44-30 days prior – we retain 50% of the rental amount;
29 to 15 days prior – we retain 75% of rental amount; and 0-14 days prior – no refund.
A full refund will be paid if we are able to find another tenant at the same terms.
Holiday Cancellation Policy: The cancellation policy is as follows if your reservation includes a holiday (Christmas, New Years,
Thanksgiving, Fourth of July and/or Labor Day): in the event of a reservation cancellation more than 45 days prior to arrival, we
reserve the right to retain 75% of the rental amount; 0 to 44 days prior – no refund.
A full refund will be paid if we are able to find another tenant at the same terms.
Security Deposit: We will run a temporary authorization on your card for the deposit amount. We will hold your credit card
number on file in case any damages occur to the property during your stay.
Tenants agree to hold owner(s) harmless as to any damage or injury to self or property resulting from accident, injury or loss due to
rain, snow, flood, negligence, fire, theft, construction or other reason.
Guest acknowledges and agrees that there will be no refund or adjustments for delayed check-in, early check-out, health or family
emergencies, weather conditions, inconvenience or dissatisfaction for any reason. In the event guest is dissatisfied with the
